Between a hotel studio and a 12-month lease

A month in a hotel often means a studio, a kitchenette, and eating out or reheating for weeks. A furnished apartment block often wants a 30-night minimum in a shared building. A lease wants 12 months. None of those fit the month in between.

This house does. Three bedrooms sleep 6, so a family, a couple of colleagues, or one person with room to work all fit. You cook in a full kitchen, do laundry in the house, and come home to a quiet, tree-lined street, not a hotel corridor.

Getting around from here

The Texas Medical Center is about 8 minutes by car, MD Anderson about 9, and Texas Children's about 10. Rice Village shops, groceries, and pharmacies are a 5-minute walk, and Rice University is a 3-minute drive. Street parking right in front of the house is free and almost always available, on a quiet, tree-lined street.

Stairs and getting around

The house has three levels and two interior staircases, and there is no lift. The entry level has two queen bedrooms, a full bathroom and the game room. One flight up, the kitchen, living room and king suite (with its own bathroom) share a floor, so once you are up, everything you need day to day is there. For a month-long stay, stairs and luggage matter more, not less, so here it is plainly. If stairs or luggage will be hard, message us before booking and we will tell you honestly whether it will work.

Pets and cleaning

This is a pet-friendly home: one dog, up to 55 lbs, can stay with prior approval. A pet fee of $55 per night applies, up to a maximum of $300 per stay, with no deposit. For stays longer than 5 nights, message us before booking and we will send a direct quote with the cap applied. Service animals are always welcome. If you need a pet-free stay, tell us before booking and we will check the dates around yours.

A professional cleaning team turns the house over between every stay. A mid-stay clean can also be arranged, usually every two weeks, at extra cost. Ask us when you book and we will price it for your dates.

What it costs

Nightly rates change with the season, so the live calendar below shows the exact price for your dates. Stays of 7 nights or more get 10% off nightly calendar rates, and stays of 28 nights or more get 15% off nightly calendar rates. There is no fixed monthly rate. Book direct and the total is typically about 10% below the same dates on Airbnb, including a 4% booking fee that covers card payments and the booking system. If your dates are ever cheaper on Airbnb, message us before you book and we'll match the total.

Stays under 30 consecutive nights carry Houston and Texas hotel occupancy tax, about 17% of the nightly total and cleaning fee. The live total shows no hotel occupancy tax for stays of 30 consecutive nights or more. If your stay is 28 or 29 nights, check the total for 30: it can come out lower.

Can we host a gathering?

The house is for lodging only. No parties or events are allowed, and quiet hours run 8pm to 8am.

How does the price match work?

Find the same dates, with the same number of guests, at a lower total on Airbnb. Send us a screenshot before you book and we will send you a direct quote at that total.

Are utilities and Wi-Fi included?

Are there taxes on a month-long stay?

The live calendar and checkout show exactly what applies to your dates, including hotel occupancy tax, which does not apply at 30 consecutive nights or more.

What is the cancellation policy for a long stay?

The same policy applies to every direct booking. You can cancel within 24 hours of booking for a full refund, unless check-in is less than 7 days away. After that, cancel at least 30 days before check-in for a full refund. Between 30 and 7 days before check-in, 50% is refundable. Within 7 days of check-in, the stay is non-refundable. The exact terms and dates are shown at checkout before you pay. If you leave early once your stay has started, unused nights are not refunded. If your plans change, tell us as early as you can. We may be able to re-let the dates, and we will consider genuine emergencies, but we do not promise a refund.

How do I pay for a long stay?

Direct bookings can be paid in up to three instalments, charged automatically to your card: part at booking, and the rest at 30 days and 7 days before check-in. The number of instalments depends on how far ahead you book, and a booking made close to check-in is paid in one go. The exact dates and amounts are shown at checkout before you pay.
